While it’s okay to feel discouraged for a short time, don’t let the lack of results bring you down. There are several different ways to stay informed and find new homes before they’re even listed on a real estate website.

Keeping a close eye on your desired neighborhood is a good way to keep yourself up to speed with changes occurring in the area. Sometimes, when a family is about to move out of the area, they place the “for sale” sign in their yard before listing it online. If you’re the first person to see the sign because you happen to be driving around the area, you have an advantage over the rest of the market. It’s possible for you to swipe the house up before it’s even been up for sale for long.

While you’re patrolling neighborhoods, keep an eye peeled for signs of a move coming in the near future. If you see changes to the yard area, like the removal of a porch swing, plants, or children’s toys, this might be an indication that someone is planning to move. Another hint might be that if the grass suddenly looks less alive and green, or the yard becomes messy and unkept, a move might be soon to follow.

Perhaps the best way to be aware of what’s going on in the market before homes are listed, is ensuring that you work with a well-rounded agent. Real estate agents are an excellent resource when it comes to finding a new home. They’re usually up to speed on properties which have either been listed recently or have yet to be listed. Sometimes they’re aware of foreclosures and pre-foreclosures scheduled to happen in the near future and when they know, they can clue you in ahead of the crowd.

Finding the home you want, isn’t always easy, but if you dedicate the time and effort needed, you’re sure to find something you want.
